Near the Aviva
Serviced apartments within walking distance of the Aviva Stadium, Lansdowne Road — perfect for Six Nations rugby, internationals, concerts and corporate hospitality. Better space, better value and a faster walk home than any Dublin 4 hotel.
Aviva Stadium fills its 51,700 seats for rugby internationals, Ireland football fixtures, the Heineken Champions Cup and a stacked summer concert calendar — and on every one of those nights, hotels in Ballsbridge and the south city centre triple their rates and run out of rooms by lunchtime. EirStay's nearby apartments are a saner option: a quiet residential base 12–15 minutes' walk from the stadium, at a fraction of event-day hotel pricing, with a real kitchen, washer/dryer and proper space for a group.
Most of our Aviva-area properties are in Donnybrook (Dublin 4) — the same postcode, embassies down the road, and a flat 12-minute walk along Anglesea Road or Pembroke Road that takes you straight to the stadium. Our Grand Canal apartment puts you on the north side of the Dodder, also walking distance.
Most EirStay properties near the Aviva are a 12–15 minute walk through quiet Dublin 4 residential streets — faster than queueing for a post-match taxi.
Six Nations rugby, Ireland football internationals, Heineken Champions Cup finals, and summer concerts (Coldplay, Springsteen, Taylor Swift have all played here).
On event nights, Ballsbridge and city-centre hotels routinely double or triple their rates. Our nightly rates don't move.
Our two-bedroom apartments sleep four comfortably with separate living and dining — easier than two hotel rooms for a rugby weekend.
EirStay apartments closest to Aviva Stadium, ordered by walking distance. All include fast Wi-Fi, full kitchens and weekly cleaning. Minimum stay 14 nights.
The Aviva Stadium opened on its current Lansdowne Road site in 2010, replacing the original 1872 Lansdowne Road ground. Architecturally striking — the curving glass-fibre roof is a Dublin landmark — it hosts the Ireland rugby team's home matches in the Six Nations and autumn internationals, the Republic of Ireland football team, Leinster Rugby for European fixtures, and one of Europe's busiest stadium concert series.
Capacity is 51,700 seated. The stadium sits in residential Ballsbridge, surrounded by Edwardian and Georgian terraces — there is no surrounding car park, which is why most attendees walk in from the south Dublin neighbourhoods or arrive by DART. For corporate hospitality guests, the East Stand suites and the Aviva Premium Club offer some of the best matchday catering in Europe.
From any EirStay Donnybrook property, walk via Anglesea Road or Eglinton Road and you're at the West Stand turnstiles in 12–15 minutes. From the Lombard / Grand Canal apartment, head south on Lansdowne Road for 10 minutes. The Lansdowne Road DART station sits literally beside the stadium for guests staying further afield. Don't drive — there's no parking and the surrounding streets are sealed off on event days.
Our closest apartment (Lombard, Grand Canal) is a 10-minute walk. Our three Donnybrook properties are 12–15 minutes' walk via Anglesea Road and Pembroke Road — the same route most local guests take to the West Stand.
For groups of two or more, almost always yes. On Six Nations weekends and concert nights, Ballsbridge hotels run €350–€650/night and frequently sell out months ahead. EirStay rates don't change for events, you get a full apartment with a kitchen and washer/dryer, and you avoid the post-match taxi queue.
Our minimum stay is 14 nights. For single-night match-day stays we recommend a hotel — but for fans coming over for a longer Dublin trip around a fixture (long weekend, week, fortnight), we're a much better value than a hotel for the equivalent dates.
Some Donnybrook properties include free off-street parking — check the individual property page. Note that Lansdowne Road and surrounding streets are closed to non-resident traffic on event days, so even with parking you should walk to the stadium.
Yes — our two-bedroom Donnybrook apartments are routinely booked by corporate groups attending Aviva hospitality. Use the apartment as a pre-match base then walk to the stadium together.
The RDS Arena (12 min), Sandymount Strand (15 min), Herbert Park (8 min) and the South Docks tech corridor (15 min by bike) are all easy walks. Our Donnybrook apartments work for guests in Dublin for any combination of these.
