Terms governing your use of eirstay.com and EirStay services

These Terms of Service apply to your use of eirstay.com and services supplied under the EirStay name by Eirstay Apartments Ltd, company number 753546, of 1 The Mews, Dodder Vale, Dublin 14, Ireland (“EirStay”, “we”, “us” or “our”). By using the website or making an enquiry or booking, you agree to these terms.
EirStay provides information, enquiry facilities and booking services for serviced accommodation. Website content and property availability may change. A booking is only confirmed when we issue confirmation and receive any payment required under the applicable booking terms.
Bookings are subject to the prices, occupancy limits, payment schedule, cancellation terms and other conditions shown during the booking process and in our Booking Policy. You must provide complete and accurate booking information and have authority to make the booking for all guests included.
Guests must use properties responsibly, comply with house rules, respect neighbours, avoid unlawful activity and pay for loss or damage caused by them or their visitors, subject to applicable law. You must not exceed the confirmed occupancy or transfer a booking without our written agreement.
Submitting a landlord enquiry, arranging an assessment or beginning onboarding does not oblige either party to proceed. Any income, occupancy, yield or timing figure is an estimate based on information available at the time. Actual performance depends on the property, demand, pricing, availability, costs and other circumstances, and is not guaranteed.
Our landlord pages describe services that may include property preparation, photography and listings, pricing, guest vetting and support, housekeeping, maintenance coordination, distribution, statements and payouts. The services actually provided for a property, and any service standard or approval limit, are determined by the separate property management agreement. Website descriptions are general information and do not add to or override that agreement.
Commission, agreement duration, notice and exit rights, payout dates, expense deductions, utilities, cleaning, repairs, maintenance approval thresholds and owner-use dates must be confirmed in the property management agreement. Examples or typical arrangements described on the website are illustrative and are not binding offers. Where a signed agreement conflicts with this website, the signed agreement controls.
A property owner or authorised representative must provide accurate information, disclose material restrictions or defects and have authority to appoint EirStay.
You may use this website only for lawful personal or business enquiries. You must not interfere with the website, attempt unauthorised access, submit malicious material, scrape it at scale, impersonate another person or use it in a way that may harm EirStay, guests, landlords or third parties.
The website’s design, text, branding, photographs and other content are owned by or licensed to EirStay. You may view them for ordinary use of the service but may not reproduce, distribute or commercially exploit them without permission.
The website may use or link to third-party payment, mapping, analytics, communications or other services. Those services may have their own terms and privacy practices. We are not responsible for third-party websites outside our control.
We aim to keep information accurate and the website available but do not guarantee uninterrupted or error-free access. Nothing in these terms excludes liability that cannot lawfully be excluded. Subject to that limitation, EirStay is not liable for indirect or consequential loss arising from website use. Accommodation-specific rights and remedies remain subject to your confirmed booking and applicable law.
We process personal information to respond to enquiries, manage bookings, communicate with guests and landlords, operate the website and meet legal obligations. Information about cookies is available in our Cookie Policy. Privacy or legal questions can be sent to martin@eirstay.com.
We may update these terms when our services or legal obligations change. The date above identifies the current version. Changes apply from publication and do not retrospectively alter a confirmed booking or signed agreement.
These terms are governed by the laws of Ireland. The courts of Ireland have jurisdiction, without limiting any mandatory consumer right to bring a claim elsewhere.
