We set realistic expectations rather than presenting an attention-grabbing nightly rate that assumes perfect occupancy throughout the year. Step 4: We agree what preparation is required
After the assessment, we set out a practical route to launch. Depending on the property, this may fall into one of three broad levels:
- Ready or nearly ready: final checks, presentation work and small operational additions.
- Styling or targeted upgrades: furniture, lighting, flooring, decoration or improvements to specific rooms.
- Full refurbishment: a coordinated renovation where the existing condition is preventing the property from reaching its potential.

There is no new agent arriving after handover and trying to understand the property from scratch.
Step 6: EirStay takes the property to market
A corporate letting strategy depends on reaching the right guests, not simply placing an apartment on the largest number of websites. EirStay markets properties through our own platform, direct corporate and relocation relationships, and carefully selected booking channels.
