For an owner, the next question is usually practical: who deals with the enquiries, prepares for each arrival and handles things when they need attention? Our role is to coordinate that work while keeping you informed about your property and the decisions that matter.
We manage guest enquiries and bookings
Before a booking is agreed, guests often have questions about the apartment and how it will suit their stay. Someone relocating for work may need to understand the layout and transport options. A company arranging accommodation may need clarity on dates, costs and arrival arrangements.
We handle those conversations, explain what the property offers and coordinate booking details. Clear information at this stage helps set realistic expectations before the guest arrives, rather than leaving questions for you to resolve at the last minute.
We prepare for each stay
A good arrival depends on more than handing over a key. Cleaning needs to be coordinated, access arrangements need to be clear and guests need practical instructions for settling into the apartment.
We bring those details together so the property is presented for the stay and the guest knows what to expect. The aim is straightforward: an organised arrival, without the owner having to manage every message and appointment.
We coordinate the response when something needs attention
Properties need attention over time. An appliance may develop a fault, a guest may report an issue or something may need replacing between stays. When a problem is reported, we establish what is needed and coordinate the response.
You remain involved where a decision or approval is required. Work that needs your authorisation is discussed with you, rather than treated as a blank cheque. We explain the issue and the proposed next step so you can make an informed decision without having to organise every part yourself.
We keep the finances understandable
Booking revenue and owner income are not the same figure. Commission, applicable VAT and authorised owner costs need to be accounted for clearly, rather than leaving you to work backwards from a payment.
An owner statement sets out the accommodation income accounted for, EirStay’s commission, applicable VAT, authorised deductions and the resulting owner payout. Refundable guest deposits are not treated as owner income, and estimated earnings should not be confused with income actually received.
The purpose is to give you a clear record of what has been accounted for and how the payout was calculated, using the terms agreed for your property.
We keep reviewing the property after launch
Going live is not a one-off task followed by leaving the listing unchanged. Pricing, availability, guest feedback and the condition of the apartment all need attention as stays take place.
We use that information to identify practical improvements, whether that means clarifying the listing, updating guest instructions or discussing something in the apartment that needs attention. Where a change needs your input or approval, we bring it to you.
Less day-to-day coordination, with you kept informed
Managed letting should reduce the number of separate jobs on an owner’s list. You should not have to coordinate the guest conversation, the cleaning schedule and the maintenance response yourself simply because the property has gone live.
